WHY I SERVE
One of the reasons I serve on the CSSA Board is because Extra Space
has a very open door philosophy of sharing company information with our
industry competitors. Rather than take a confidential "secret sauce” approach
to information, we feel that anything we learn as the second largest operator
might also be beneficial for other operators within the industry. By sharing
our knowledge with others in the industry, we also learn a lot from other
people in turn. The CSSA does a fantastic job of promoting a lot of different
events in several sizes and shapes that are ideal for that sharing of
information. Another reason I enjoy being part of the CSSA is the fact that is allows me to give back to an industry that has meant the world to me. This year marks my 30th year in the self storage industry. It has been the only industry I have ever been employed in during my professional career. Starting as a property manager right out of college and working my way up to SVP of one of the few publicly traded companies has been very rewarding for me. Giving some of that wisdom and experience that I have garnered over those years back through the CSSA is equally rewarding.
INDUSTRY BIOGRAPHY
My experience is: Eleven years with Extra Space, the last five
years in my current capacity as SVP of Acquisitions and Business Development.
Previously, I spent 6 years in operations as a DVP. Before extra Space, I
was with Public Storage for 14 years with mostly operational experience ranging
from District Manager to Regional Manager with some experience in land
acquisitions and Pick Up and Delivery. Prior to that, I was with Shurgard
raising money through limited partnerships for four years after I had completed
their property manager requirement.

WHY I SERVE As
the nation’s leading self storage association, I am proud to be a member of the
CSSA board of directors where we strive to deliver cutting edge best management
practices for California based owners, operators and employees. As the industry
becomes more competitive it is essential the independent operator has access to
the information and resources only offered by a trade organization and its
members.
INDUSTRY BIOGRAPHY
Steve
Mirabito specializes in property management, acquisition, development, and
consulting services for the California Self Storage Industry. He has been
associated with the California Self Storage Industry since 1984.
StoragePRO
manages over twenty self storage properties throughout Central and Northern
California, consisting of over one million square feet and 10,000 occupants. As
a leader in the industry, StoragePRO maintains one of the largest independent
data banks of California self storage operations and has been responsible for
review and analysis of thousands of potential Self Storage sites throughout
California.
Steve
has been retained to prepare market and viability studies along with extensive
property research and site selection for developers and publically traded
financial institutions. Consistently ranked in the nation’s top 100 operators,
he has developed management systems and training programs utilized throughout
the Self Storage industry. |

WHY I SERVE I serve on the CSSA Board of
Directors because it is very important for the members of our industry to work
together to become stronger together. Our industry will continue to
prosper as long as all of its members are prosperous including operators,
vendors and all of the wonderful employees that make it all happen day in and
day out. I hope and believe that by sharing my time on the board will
help to lead others to sharing their time on the board and come together with
the other volunteer board members to create opportunity for the Association and
its members. It is my belief that by having a strong Association led by a
strong Executive Director who is supported by a solid, hard-working and entrepreneurial
board of directors, the CSSA will continue to be the best and most influential
Association in our industry.
INDUSTRY BIOGRAPHY For the past seven years, Charles Byerly has been
an executive with Westport Properties and US Storage Centers (together
"USSC”). Mr. Byerly currently resides
as President & CEO of USSC, an owner/operator of just over 4,000,000
square feet of self storage space in eight states. Mr. Byerly is heavily
involved in all real estate, finance and operational oversight for the
company. Prior to joining USSC, Mr.
Byerly was Assistant Treasurer and Director of Finance for the Americas for
three years for Exult. From 1994 to 2001, Mr. Byerly spent his time with
the Ernst & Young Real Estate Group focusing on REITs, homebuilders and
other commercial real estate property types including self storage. Mr.
Byerly earned his Accounting degree from California Polytechnic University,
Pomona and his Master’s Degree in Business Taxation from the University of
Southern California. Mr. Byerly
currently serves as a Board Member and Treasurer for the California Self
Storage Association. He’s also very active in Kure It!, a kidney cancer
501(c)(3) charity and enjoys spending time with family and friends. |

WHY I SERVE It is often said that unconditional giving benefits
the giver sometimes more than the receiver. My initial reason for wanting
to serve on the board was to donate some of my time and resources and give back
to this industry that has brought me prosperity and opportunities. As a
board member who operates multiple facilities in California, I am able to
provide my input on what legislation we operators want pursued, what speakers
we want to hear, what educational content we need to learn to compete in today’s
environment. I join our members in benefiting tremendously from the
outstanding efforts of the CSSA board and staff to compile our wants and needs,
and deliver results. It is so rewarding to hear a CSSA member tell us
that we provide the best venues and events to meet, interact and share best
practices with other top operators. This joy more than compensates me for
the time I spend serving as a board member. Finally, I enjoy serving
because it has broadened my skills as an executive to work with an outstanding
group of top level professionals from our industry outside my own
company.
INDUSTRY BIOGRAPHY
Natolie Ochi is a partner and Vice President of SKS
Management, a self storage management company headquartered in Oakland that
currently operates 22 storage facilities throughout California. Natolie is
involved in all aspects of the company’s operations. In addition, she is responsible for SKS’ third
party management development in So. California.
She has over 20 years of experience in property management, finance, sales
training development, and Internet strategy.
Starting in the self storage business in 1991, her responsibilities included
being an Asset Manager, Controller, Regional Manager and Trainer. Natolie was previously a Director of Training
for a Cisco Systems training partner overseeing the management and operations
of a national, multi-location Internet certification training company.
Natolie is a graduate of Stanford University, has a M.B.A.
from National University and resides with her family in Newport Beach, California. |

WHY I SERVE I serve the spirit of entrepreneurial-ism. Self storage is dominated by smaller operators who have grown
their companies with the sweat of their brow; many have come out of the
construction industry and have personally built their locations. These owners
are captains of their own ships and are proud and opinionated; they are as
salty as they are diverse, which often makes for thoroughly entertaining
industry events. The self storage industry has a long history of "caring and
sharing”. This trait is unique to self storage and I am continually amazed that
small, regional and national companies will share intimate details of their
business operations to help others in self storage – even potential competitors
- move toward a more successful operation. I have not experienced this in other
industries and it gives me great pleasure to nurture and encourage this organic
heritage of sharing and caring.
INDUSTRY BIOGRAPHY As
the name implies, Safe Harbour Equity, Inc. is focused on finding
funding solutions in today's turbulent markets. Safe Harbour Equity,
Inc. has chosen to exclusively represent buyers and investors and no
longer accepts listing assignments. In 2007 Ingersoll was named to the
Sperry Van Ness Partners Circle; a select group of Advisors who have
obtained excellence in sales volume. Ingersoll was ranked 33 in the
United States among 1200 Sperry Van Ness advisors. Ingersoll currently
serves on the the Board of Directors of the California Self Storage
Association (CSSA) and is the 2012 Chair of the organization and is an
active member and the Wharton Club of Northern California and the
Wharton Real Estate Group. Ingersoll is a graduate of The Wharton School
of the University of Pennsylvania, ranked as the number one business
school in the world, with a degree in real estate finance. Ingersoll
lives in the Bay area with his wife and enjoys sailing, writing and

WHY I SERVE
I
am on the CSSA Board of Directors to help independent storage owners maximize
the value of their self storage investments by driving education curriculum and
sharing information. There have been
significant and ongoing advances in technology, that when integrated when
streamlined business processes that eliminate non-value added process steps allows facilities to
achieve their true income potential. I
am excited to apply my past experience in
Silicon Valley, which was directing global supply chains for a Billion
dollar,
publicly traded company,to help independent storage owners transform.
Their operations and procedures to maximize facility performance and
profitability.
INDUSTRY BIOGRAPHY
Mark Yandow is a self-storage owner, retired Silicon
Valley Executive, and real estate broker with over 35 years of experience. Mr. Yandow is a partner in Self Storage
Brokers of California (SSBC), a leading broker that specializes in self
storage. He also is the cofounder and
Chief Operations Officer for Self Storage Management of California (SSMC). SSMC has offices in Pismo Beach, Merced and
Kingsburg, and manages over a million square feet of storage from Bakersfield
up to the Oregon Border.
Mr. Yandow developed the SSBC score card, a
proprietary measurement that assesses the integrated operation of a storage
facility. Like in school, a grade is
issued, that serves as the basis to create the basis for performance
improvement. There have been multiple cases
studies published that document facility journeys from a failing grade, to best
in class, and reap the benefits of the cash flow.
Mr. Yandow has an MBA University of Santa Clara, a
BS from in Finance & Property Management from Cal Poly, San Luis Obispo. His silicon valley career provided the
opportunity to learn and apply techniques, and is certified in Six Sigma; Lean
Manufacturing; Theory of Constraints; CPIM, CFPIM.

WHY I SERVE
As
a serving member of the CSSA I am enjoying the opportunity and responsibility
to grow the member benefits and vendor partnerships. I believe the storage industry is a unique
niche of friendly competitors and widespread goodwill. While we are all in the
"Storage Business” I really have enjoyed years of "Storage Friends”.
Serving
on the board provides me with a sense of giving back to an industry that has
been very good to me. A board and an association of friendly competitors;

Since
1999, James Hanrahan has helped some of America’s largest self-storage
providers grow and manage the rapidly changing conditions. He has been a factor
in the acquisition of over 130 self storage facilities. From operations and
marketing strategies to expense and profit maximization, James has enjoyed improving
bottom-line performance and navigating investor relations.

I am very honored to have the

Dean Keller is the president
of Bancap Self Storage Group, Inc. and the top selling broker of self storage
properties in California with nearly $1 billion in completed sales. He is
a co-founder and past Chairman of the Storage Operators Network in both
Northern and Southern California and was a Founding Sponsor of the California
Self Storage Association (CSSA). He has previously served on the Board of
Directors for the Self Storage Association’s Western Region and currently
serves on the Board of the CSSA. He has also been an owner/investor/operator of

I think there has never
been a more exciting time in self storage than now. We are seeing big
changes in how we operate, leverage technology, market ourselves and in how we
grow both as individual companies and as an industry at large. And these
changes are only making us better. Its for these reasons that I serve. I
love being part of something significant and doing what I can to help effect
change that hopefully benefits our members in a significant way.
INDUSTRY BIOGRAPHY
Jason Lopez is a partner and Director of Corporate Development
for Westport Properties, an owner/operator of 57 self storage facilities and almost 4mm of rent-able square feet
within nine states under the trade name US Storage Centers. Mr. Lopez is
responsible for marketing the US Storage Centers portfolio as well as for
acquisitions and third party management.
Prior to joining Westport Jason was VP of Investments for Websco
Properties and Vice President of Providence Realty Group. He has completed over
$500mm in real estate transactions in retail, office, apartments and self
storage as an owner and broker. From 1994-2002, Mr. Lopez was Co-Founder and
President of Integrated Sales Management, one of today’s leading sales and
technology integration and consulting firms in Southern California.
Mr. Lopez currently serves as a Board Member for the California
Self Storage Association and is active within various charities and his
community.

WHY I SERVE I have been involved in the self
storage industry ever since I started my career and I want to do my part to
give back by actively supporting industry associations such as the
CSSA. These types of associations are the backbone of an industry
with dedicated professionals working to continually improve political and
business climates by promoting education and effective public
policy. I believe that the CSSA continues to raise the bar for the
industry through the cross pollination of people from varying disciplines
facilitating an open exchange of ideas. This open exchange of ideas
promotes responsible self storage development and ownership. I am proud
to be part of the CSSA as it becomes the "go to” source for all aspects of self
storage in California.
INDUSTRY BIOGRAPHY
Eric Snyder is a Co-Founding Principal of Talonvest Capital. He
is responsible for leading the strategic direction of the company which focuses
on structuring debt & equity for self storage owners nationwide.
Prior to starting Talonvest Capital, Eric was with Buchanan Street Partners
providing real estate capital advisory services as well as originating
investments for Buchanan’s institutional and private investors. Eric was
also a Co-Founder of Buchanan Storage Capital, with investors such as TCW &
Societe Generale, which became a recognized brand in the self storage finance
sector through exclusive partnerships with firms such as GE Capital and the
Royal Bank of Canada. Eric’s experience includes structuring and
arranging capitalizations in all phases of the investment cycle including
construction financing, bridge debt, permanent loans, mezzanine debt and joint
venture equity. He has an established background as both a direct
investor and a mortgage banker that includes the closing of over $3 billion while
with Buchanan Street Partners, GE Real Estate, FINOVA Realty Capital, Belgravia
Capital Corporation and Bank of America.
He also
has experience in the asset management of performing and
non-performing debt as part of the liquidation of over $600 million
of loans for ITT Federal Bank. Eric also has experience in
investment sales by arranging the disposition of over $150 Million in self
storage properties. Eric began his career in real estate as an Urban
Planner working for the City of Los Angeles. He is the Co-Founder of
the Band of Brothers Foundation which is non-profit organization of
professionals combining their money and resources to give back to less
fortunate children in the US and throughout the world. Eric is the
inaugural Vice Chair of the local ULI Capital Markets Council, a licensed real
estate broker and obtained a Bachelor's Degree in Urban & Regional

Wayne Woolsey, a Principal of Kiwi II
Construction, has over 18 years experience in the Self Storage construction
industry. Mr. Woolsey oversees all phases of project design, pricing and
construction at Kiwi II Construction.
The company, whose corporate office is based in CA, is one of only a few
companies nationwide to offer a complete steel storage system-- from design of
self storage buildings to manufacturing and installation. With bi-coastal sales offices, Kiwi II
supports varied clients and their individual projects. Kiwi
II Construction is a Featured Member and supporter of the California Self
Storage Association.

ERIN KING EXECUTIVE DIRECTOR, CALIFORNIA SELF STORAGE ASSOCIATION

Erin King has been in the self-storage industry for
over ten years starting as a Regional Coordinator with Shurgard. She quickly moved
her way into a training and recruiting role, responsible for the hiring and
training of employees at 26 locations across Southern California. She was later
promoted to District Manager responsible for 12 locations in California.
Shurgard was a leading real estate investment trust and considered by many as
the foremost innovator in self storage design, site selection, operations and
management. Shurgard was one of the first US-based companies to expand
operations in Europe, where the company still operates under the name: Shurgard.
Public Storage acquired Shurgard in mid-2006.
Erin has a broad, hands-on view of the self-storage
industry from behind the counter serving customers to marketing programs
targeted at attracting new customers to training store managers and the overall
profit and loss responsibility of the locations under her management.
The California Self Storage Association was very
fortunate to be able to coax Erin to be its Executive Director, a position she
has held since January of 2007. Her energy and enthusiasm is infectious. She is
an industry recognized encyclopedia of self storage knowledge and serves as
Co-Chair to the prestigious Affiliated Associates Council, which represents all
state associations at the national Self Storage Organization, the SSA – www.selfstorage.org
